Even though becoming a realtor may not be very easy, it can be a very rewarding challenge to conquer. This career requires someone who is self-motivated and good with people. Unfortunately, there are a lot of agents who are not aware of the things required to become a realtor.

Steps you need to take if you want to become a realtor:

Get your pre-license

The first step when you want to become a realtor is taking a course for your pre-license. When it comes to finding the right real estate school, you need to first ensure that the school is certified and that your state accepts this school.

Choose a school that has a high percentage of students who have passed their exams. Some states allow you to take this course online while others require that you attend a brick and mortar school. The best thing to do is to check what the state requires you to do.

Get your professional license application to your state

After passing your exams, send your application to your state to get your professional license. This process will differ from state to state. In order to find out the specific process, ask your school or contact the real estate commission.

After completing the required education passed all the exams and gotten your professional license, you will be given information on taking your state exam.

Taking the state test

It is important to prepare well for the state exam because you will have to pay for the test and pay again for it if you fail. The state tests are usually held by independent agencies. Ask the real estate agency or real estate committee to give you a list of independent agencies.

Applying for the first job

Now that you have a license, you can start applying for a job with different agencies. If you are hired by an agency, you will have to join multiple listing services and the board of realtors.

You will have to pay a fee every year to be a member of the board. All states do not require this but some do. Therefore, it is good to attend a seminar on what it means to be a member and a seminar on ethics.

Continuing your education

After receiving your license, the licensing committee will tell you how many hours you will require in continuing education courses. It is good to find a reputable realtor within the agency and shadow them. You also have to ensure that you attend any training the agency offers.

When you become a realtor, never put your interest before the interest of your clients. There are many agents and realtors who are money driven and only looking at the amount they will make from the transaction.

To become successful as a realtor, try to provide 100% satisfaction to all your clients. Building trust with clients takes time and not every client is looking to buy a house tomorrow.

So it’s obvious that success in the real estate industry is not overnight. Putting in the necessary time and commitment, combined with great support and education from a reputable real estate broker will make you a successful realtor.

Find a Local Real Estate Agent to Mentor You

This is the last and most critical step you can make in your journey. Finding a mentor to guide you along the way and tell you about the downfalls ahead is priceless. Someone with experience that has been there before can prove to be invaluable on many different levels. My first mentor was Ryan Dossey, who now runs Christopher Ellyn Homes out of Indianapolis, IN. Dossey does over 100 real estate transactions per year and his knowledge is vast. He specializes in the “We Buy Ugly Houses in Indianapolis Indiana” niche but also does flips, remodels, rentals, and other real estate deals.

Finding a local realtor shouldn’t be too hard. You can easily find someone by searching on Google, Facebook, and my personal favorite is LinkedIN.

How to Pass Your Real Estate License Exam the First Time: Taking the Test

In this video Kevin explains how to take the test and pass it with flying colors on your first attempt. Follow these eight steps:

#1. CONTINUE DECLARATIONS. Continue chanting your positive declarations. Keep your thoughts positive and confident.

#2. BREATHE. Take 60 seconds to relax.  Close your eyes, take 4 or 5 deep breathes in, hold them for 5 seconds and then exhale slowly.  Calm your mind.  Visualize yourself knowing every answer easily.

#3. SEE THE ANSWER. Read each question without looking at the answers first, and let the answer pop into your head, and then look at the answers to find the one that popped into your mind. If you don’t know the answer immediately after looking at the answer, mark it, and skip it.

#4. ANSWER THE EASY ONES FIRST. Just answer the ones you know. Go through the entire test and answer only the questions to which you know the answer for sure.  

#5. SKIP HARD & MATH QUESTIONS. On your scratch paper, create 2 columns, one with a question mark (?) and one with an M.
If you don’t know answer to a question put that number in the ?-column and skip it.  Don’t try to remember the answer, just read the question and let your subconscious work on finding the answer while you go on with the rest of the test. When you come to a questions that is a Math question that will require some time to work out, simply put the number of that question in the  M-column and skip it. This way you can get all the way through the test, get most of it finished, and then you have plenty of time to go back and focus on the tougher and/or tougher questions.

#6. DOUBLE CHECK your math answers by working it backwards and see if it still comes out right.  Most math questions have at least one wrong answer that is based on a common miscalculation that a lot if students make, so always double check yourself.

#7. TRUST YOUR GUT. When you go back to answer the questions that you are not 100% sure of, trust your intuition.  If you ever read that material or learned it, that answer is still in your brain.  Trust that your sub-conscious mind was finding it for you while you went on with the rest of the test.

#8. ACCEPT THE WORST-CASE SCENARIO. Recognize that the worst thing that can happen is that you will not pass the first time, and you will have to take it again….so it’s nothing to stress about. Some of best agents failed test. NO STRESS. You got this. Now pass it!

Once you get your real estate license, you’ll be a brand new real estate agent. There are many different directions you can take your real estate career but if you want the best real estate training and advice, you will want to take notes while watching this video.

Being a real estate agent is no joke and to be the best REALTOR you can be, you need to lay the proper foundation.

These tips are my personal tips for new real estate agents. It’s composed of the things I wish I knew when I started real estate. There is so much real estate training out there but not enough people give you the facts and the real deal about working as a real estate agent.

This video would still be helpful to people who have been in real estate for some time. Maybe you can agree to what I’m saying. But I did record this one specifically for new real estate agents so that they can start on the right track. Even if you’re getting started in real estate, this is still for you.

I got my real estate license in Texas. The steps and fees may be different for the state that you are in so you may have to do a little research. Nonetheless, the steps should be pretty similar.
